5 Things First-Time Home Buyers Should Know Before They Buy

Buying your first home is exciting, but it can also feel overwhelming if you do not know where to start. A home is usually one of the largest purchases a person will ever make, and the decisions you make before you start looking can make a big difference in your payment, your closing costs, your timeline, and your stress level.

Here are five things every first-time home buyer should know before deciding to buy.

1. Shop for Your Lender, Not Just Your House

One of the biggest mistakes buyers make is getting a preapproval from the first lender they talk to and assuming all loan options are the same. They are not.

Interest rates, closing costs, loan fees, down payment requirements, and available programs can vary from lender to lender. A good lender should explain your options clearly and help you understand the full cost of the loan, not just the monthly payment.

You should ask:

  • What interest rate am I being offered?

  • What are the estimated closing costs?

  • Are there lender fees or discount points?

  • Are there grants or programs available to help lower my costs?

  • Would prepaid expenses or a rate buydown help reduce my payment?

  • Do I qualify for USDA, FHA, VA, or first-time buyer assistance?

A knowledgeable lender can save you real money, especially if they are up to date on programs that may help reduce your rate or assist with closing costs.

2. Get Preapproved Before You Start Shopping

Before you fall in love with a home, get preapproved. A preapproval tells you what price range you should realistically be shopping in and gives sellers confidence that you are a serious buyer.

This does not mean you have to spend the full amount you are approved for. In fact, I always encourage buyers to look at the monthly payment and decide what feels comfortable for their own budget.

Once you know your preapproval level, you can shop with confidence and avoid wasting time looking at homes that may not fit your financing.

3. Understand That Your Payment Is More Than Principal and Interest

Many first-time buyers focus only on the purchase price, but your monthly payment may also include property taxes, homeowner’s insurance, mortgage insurance, and sometimes escrow adjustments.

A lower-priced home can still have a higher payment if taxes, insurance, or loan terms are not favorable. This is another reason why comparing lenders and asking good questions matters.

Do not be afraid to ask for a full payment estimate before making an offer.

4. Be Prepared for Appraisal Delays and Rising Appraisal Costs

In the Wishek area and surrounding rural markets, it is becoming more difficult to get an appraiser in a timely manner. This is especially true for FHA and VA loans, which often require appraisers with specific qualifications and additional property standards.

Because there is a short supply of certified appraisers, appraisal costs have been increasing, and delays can affect closing timelines. This is something buyers need to understand before making an offer, especially if they are working with a tight deadline.

We are also watching upcoming appraisal reporting changes, including the industry’s transition to the newer UAD 3.6 appraisal format, which becomes mandatory for many conventional loan appraisals on November 2, 2026. While every loan type and lender may handle changes differently, many in the industry expect the appraisal process to become more detailed, and rural areas may feel those delays and costs even more.

The best thing a buyer can do is start early, work with an experienced lender, and build realistic time into the purchase agreement.

5. Work With Local Professionals Who Understand the Market

Every market is different. Buying a home in a rural North Dakota community is not the same as buying in a large city. Financing options, appraiser availability, property conditions, taxes, insurance, inspections, and closing timelines can all look different here.

A local real estate professional can help you understand what is normal for the area, what concerns to watch for, and how to write an offer that protects you while still being attractive to a seller.

Buying your first home should be exciting, not confusing. With the right lender, a solid preapproval, realistic expectations, and local guidance, you can make a confident decision and avoid expensive surprises.
